How to set up a projection, run the simulation, and read your income range, plus which account tier unlocks each feature. New here? The tool overview explains what it is and why agents run one.

What it does

The Income Projection Calculator estimates your realistic take-home for a full year of deals. You model your actual commission structure, then it runs your year dozens of times and reports your income as a range: a most-likely figure with a low and a high, rather than a single optimistic guess.

It is a different job from the Commission Calculator, which figures your net on one specific deal. This one is the full-year picture.

Getting started

Opening the tool offers a short guided wizard that walks through your numbers a few questions at a time, then drops you onto the full calculator with your answers filled in. If you would rather not, use Skip straight to the calculator and work from the defaults. You can run it with no account.

What you can model

Every field has a sensible default, so you can start rough and tighten the ones that matter:

  • Your production. Average sale price and commission, or average GCI per deal, and how many deals you close in a year.
  • Splits and caps. Your brokerage model (capped, uncapped, or flat) with the rate, cap, and any per-deal fee. If you are on a team, the team cut stacks in too.
  • Franchise fees. Royalty and brand-marketing fees where they apply, and who pays them.
  • Referrals and costs. Referral fees you pay out, other per-deal fees, and recurring monthly and annual costs.
  • Variability. Each input has a faint (±)40% control that sets how much it can swing in the simulation. Adjust it to widen or tighten your range.

Running the projection

Click Run Projection. The tool runs dozens of simulated versions of your year (a few seconds the first time, faster after) and shows the result. Click Re-Run Projection any time you change an input.

The headline number shifts slightly on each run. That is normal: it is the average across many simulations, not a fixed calculation. The range is the point.

Reading your results

The result panel gives you several things:

  • Projected annual take-home. The most-likely figure across the simulations.
  • Your range and swing. A low-to-high band and roughly how much your income could move.
  • What is driving the swing. Which inputs move your income the most.
  • Where it goes. An itemized breakdown from gross commission down through each split, fee, and cost to your take-home.
  • Show one example year. A deal-by-deal ledger for a single representative year. This needs a free account.

Saving projections

Use Save to keep a projection. If you are not signed in, you will be asked to create a free account first, which keeps the projection you just built. How many you can keep depends on your plan: 1 without an account, 2 on a free account, 10 on Agent, and unlimited on ProAgent. Without an account a saved projection stays on the device where you made it; a free account lets you reach your projections from anywhere.

Print, export, and share

Three ways to take your numbers with you, all on the paid Agent and ProAgent plans:

  • Print to PDF. A clean print view of your take-home, range, and breakdown. Choose Save as PDF in your browser's print dialog.
  • Download CSV. The full data from every simulation run, for your own spreadsheet.
  • Share a copy-link. A link with your inputs built in. Whoever opens it gets an editable copy of the calculator to run themselves, not a read-only report.

Accounts and plans

You can run projections with no account. An account adds saving across devices and the example-year ledger, and the paid plans add print, CSV export, and the share link. Here is what each tier includes:

Creating a free account

The quickest way is to click Save while using the tool, which prompts you to create an account and keeps your work. You can also register directly.

Upgrading to a paid plan

You can compare all three plans on the pricing page. When you tap a paid feature like Print, Export, or Share, the tool also shows the Agent and ProAgent plans and lets you upgrade right there. If you are not signed in yet, it will have you create a free account first.

Common questions

I opened it but nothing happened.
Results only appear after you click Run Projection. Until then the result area is a prompt, not a number. Enter your figures (or accept the defaults) and run it.
Why does my projected income change every time I run it?
The headline figure is the most-likely outcome averaged across dozens of simulations, and each run reshuffles the variables, so it moves a little. That is expected. The value is the range, not one exact number.
Where do I set how much things can vary?
Each variable input has a small variability control, shown as a faint (±)40% next to it, set to 40% by default. Lower it to tighten the range, raise it to widen it. If you set every input to zero variability, there is no swing and the tool shows a single fixed number.
Can I compare two brokerages side by side?
Not today. The tool models one commission structure at a time. To compare, you can save one projection, change your inputs, and run a second, or use the copy-link to fork a copy and edit it. A true side-by-side compare is not built yet.
Is the share link a client-facing report?
No. Share builds a link with your numbers encoded in it, and whoever opens it lands on a fully editable copy of the calculator, not a polished read-only report. It is a paid feature.
Which parts are free and which are paid?
Running projections is free for everyone. Saving and the example-year ledger need a free account. Printing to PDF, downloading the CSV of all runs, and the share link are on the paid Agent and ProAgent plans.
